PRE-CONSTRUCTION SERVICES

1. Identifying and developing the project needs.
   • How do we choose the best Architectural and Engineering team? 
   • Is Design/Build the right choice for this project? 
   • Does this project require a Fast Track design and construction schedule? 
   • What is the correct management approach for the project? 
2. Early design development cost and construction feasibility study.  
   • We can help evaluate the appropriate type of building structure, foundation, mechanical systems, etc. so that the design process begins with the most cost effective construction methods. 
3. Pre-Construction budget and schedule development. 
   • We can assess the impact of schedule on the overall project cost and help you determine an optimum balance between project completion and cost.  We can also identify phasing requirements so that the design can be properly coordinated. 
4. Construction analysis. 
   • At any point in the process, we can work with designers to determine constructability and cost efficiency in order to determine if the project is meeting your needs.  We can identify which portions of work require subcontractors and suppliers to be pre-qualified. 
5. Construction document development and review.  
6. Construction Phase Services.  
   • We develop the project schedule using either computerized CPM or standard Bar Chart.  After a contract has been agreed upon, we issue subcontracts and purchase orders to take advantage of committed low prices.  We implement our standard computerized cost controls for labor, materials, equipment, and subcontracts.  The project manager can then set up weekly project schedule meetings in order to maintain our project schedule. 
7. Quality Control. 
   • The quality of a project starts with the selection of the right project team including Architect, Engineers, Project Manager, Superintendent, and Subcontractors.Once the project begins, our managers and superintendents maintain constant supervision of the job.We hold regular Quality Control Inspections with a Zero Defects Policy that has helped us maintain superior quality throughout construction. 
8. Safety 
   • We adhere strictly to OSHA standards and have an in-house safety inspector.Our inspector is vigilant in observing each of our job sites for compliance.
